    Even with the facade pretty much done and landscaping I do enjoy seeing it as I drive by.

    I look at this and the suburban campus stuff being built down south of Ellerslie on 99 St and I ask myself "why the f--k are developers building such crap downtown, and such beautiful stuff in the middle of nowhere???"

    Take 99 St down to the Orchards and see what I mean. Some of that new construction blows away the half-hearted infill we see downtown.

    allendale is ours so i will accept the compliment gracefully but i'm doing that beside the water feature in the epcor tower lobby thinking we did something pretty spectacular downtown as well...

    i'll reserve judgment on the arena district stuff until it's better defined but have to say john day's kelly-ramsey building already looks like it's going to hold its own quite well next to manulife and commerce place.

    The part that I like about a building going there now, the sun won't be as bad anymore when driving as it will help shade that section of the road.

    As for the building I am looking forward to that whole project to be complete and for that little area to bring people and activity to somewhere that has been devoid of life for years.
    LRT is our future, time to push forward.

    It's too close to the highway in my opinion. It should be set back a little further. This isn't downtown. It's a major highway out of town. Doesn't seem right to me. Just my opinion.

    Disagree. I think it continues the urban form along most of 104 Street south a little bit. 104 Street doesn't really become a "highway" with suburban development until 51 Ave. North of that there are lots of shops and buildings close to the road. And it's not like it's affecting the number of travel lanes. Traffic is going to move just the same as before.

    edc agreed with chris... it would have been our preference to have had a larger setback for pedestrian access and circulation and additional landscaping but their rationale - and that set out in the overlay - about trying to maintain a more urban profile for the streetscape through this stretch is a valid one nonetheless.

    nice use of that awkward shaped lot. I like the finishes. Lots of parking that seems to be empty most of the time but that will change as the empty space fills up. Also nice furniture and landscaping.
